About This Tool
The NAR settlement (August 2024) requires buyer agent commissions to be negotiated separately and not offered on MLS. This decoupled commissions — sellers no longer must offer buyer agent compensation, though most still do to attract buyers. Average total commissions fell from 5.7% to approximately 4.5–5.5%.
